Rural Repair and Rehabilitation Loan and Grant offered at USDA Rural Development
Offers loans and low-income homeowners to purchase, build (including sites, water, and sewer), repair, move, or modernize their dwellings. Includes sweat-equity construction loan programs, guaranteed loans, and rural site housing programs.

Area income limits for this program are here. Families must be without adequate housing, but be able to afford the mortgage payments, including taxes and insurance. In addition, applicants must have reasonable credit histories. = Rural Housing Direct Loan = Section 502 loans are primarily used to help low-income individuals or households purchase homes in rural areas. Funds can be used to acquire, build (including funds to purchase and prepare sites and to provide water and sewage facilities), repair, renovate or relocate a home. = Mutual Self-Help Loans = The Section 502 Mutual Self-Help Housing Loan program is used primarily to help very low- and low-income households construct their own homes. The program is targeted to families who are unable to buy clean, safe housing through conventional methods. Families participating in a mutual self-help project perform approximately 65 percent of the construction labor on each other's homes under qualified supervision. The savings from the reduction in labor costs allows otherwise ineligible families to own their homes. If families cannot meet their mortgage payments during the construction phase, the funds for these payments can be included in the loan.

Provides a home buyer education class followed by meeting with a specialist. Provides mortgage loan information support and down payment assistance. Register for classes online. Please provide your own translator if necessary.

Down Payment Assistance offered at City of Tacoma - Tacoma Municipal Building
Provides funds to assist with the down payment for eligible, first time home buyers purchasing a home in the City of Tacoma.
Offers a program intended for people who are buying a home within the eligible Tacoma City Limits.
The program allows up to $20,000 in down payment assistance with payments deferred for 30 years at a 2% simple interest rate.
It a second mortgage loan program that combines with the Washington State Housing Finance Commission's Home Advantage first mortgage loan program.
There are no monthly payments on the loan. The balance is due and payable when a person:
- sells, refinances or transfers ownership of the home
- fails to maintain status as a principal place of residence
- when the home is paid off (on or before 30 years)
Funds may be used for down payment and closing costs based upon need. The minimum contribution to the down payment is $1000. Gift funds are allowed to meet the minimum contribution.
Due to federal guidelines, the home being purchased must not have been occupied by a tenant within 90 days of the purchase and sale agreement. The home must also be at or below the maximum purchase price.
HOME Consortium offered at Yakima County Public Services
Provides loans for home improvement, rental housing, and home ownership to low-income eligible home owners in the following cities: Grandview, Harrah, Mabton, Toppenish, Sunnyside, Union Gap, Wapato, and Zillah.

- Rehabilitation Loan: for low- to moderate-income homeowners that need home improvement. County will do an inspection in the home to determine what repairs it needs to keep it at housing market to keep home owner living in the home.
- Rental housing: Expands the supply of affordable rental housing available to extremely low-to very low-income home renters. Explores the feasibility, options, and select a model to pilot to provide landlord rental rehabilitation for very low to moderate-income rental households in Year 5.
- Home ownership: Provides assistance to developers, sponsors, or owners to assist extremely low- to very-income households that are prepared to become home owners.
OPAL Homeownership offered at Opal Community Land Trust
Most OPAL houses must be sold to buyers who have a gross household income that is less than 80% of Area Median Income (AMI) for San Juan County.
