Homeownership Program offered at Catholic Charities Housing Services
Provides low-income first-time homebuyers the chance to own their own home at an affordable cost. We offer two self-help (sweat equity) models to help low-income families fulfill their dream of owning their own home. This program offers families a way to purchase their own home by providing some of the sweat equity to reduce the cost of the home. We offer two different pathways to homeownership: Mutual Self-Help and Individual Self-Help. The Mutual Self-Help program requires that families sign a group labor agreement to contribute at least 30 hours per week of sweat equity and to work together with other families in the group (typically 6-10 families) to complete their homes as well. CCHS provides the technical assistance to teach families how to build their own home. This program builds community while also building homes. The contribution of sweat equity substantially lowers the cost to build a home and helps families build assets. Individual Self-Help program requires families contribute 250 hours of sweat equity in exchange for credit at closing which is intended to cover closing costs for the purchase of the home. Mortgage financing through the program may be through a combination of first-time homebuyer loan products and down payment assistance to families. Our Homeownership program works seamlessly with our Housing Counseling program to help families interested in homeownership to become pre-qualified first-time homebuyers for loan. The program helps educate families in all aspects of process including such as credit repair, financial literacy, budgeting, mortgage affordability, and home maintenance.

Eligibility
Must meet the eligibility requirements of the program including being a low-income household (at or below 80% of the County Area Median Income), complete homebuyer education requirements, qualify as a first-time homebuyer, or have not owned a home within the last 3 years, and willing to contribute sweat equity on their home as required during the course of construction.
